On June 24, the Placer County Board of Supervisors is expected to consider up to $38 million in public subsidies, Tourist Accommodation Units (TAUs), and other benefits for the 39° North project in Kings Beach—even though the proposal does not meet the core requirements of the North Tahoe Economic Development Incentive Program (NTEDIP).

There’s been no CEQA review. No development agreement securing public benefit. No verified project readiness, site control, or financing.
|
While a purchase agreement amendment exists for the land, there is still no binding development agreement—the tool NTEDIP uses to enforce long-term community benefit.
|
This is the first-ever project to seek incentives under NTEDIP. What the County decides now will set a powerful precedent for how public land, public money, and public trust are handled going forward.
