Hi Strong North Tahoe Member,

What began with neighbors trading questions has turned into something much bigger — a clearer, more complete picture of the 39° North land deal and why it still matters today.

Back in 2018, Placer County approved the sale of public land in downtown Kings Beach — quietly, without a competitive process, and likely without following California’s Surplus Land Act. That decision set the stage for 39° North. But it also sidelined the public, bypassed laws meant to protect transparency and housing priorities, and left behind questions that still haven’t been answered.

Now, with millions in public incentives approved and CEQA quietly advancing, it’s time to confront those gaps — not to point fingers, but to protect Kings Beach’s future.

Was the 2018 Kings Beach Deal Done Right?
A community-led look at what we’ve uncovered, what’s still unclear, and why a pause may be the path forward.

What the post shares — piece by piece
  • A clear timeline of the 2018 land sale — and how it laid a shaky foundation for 39° North
  • The state-required steps that were expected —yet, not clearly followed
  • Insight into the unresolved gaps from the past — and the future risks at stake
  • What types of public benefits were envisioned — and where enforceable agreements remain unclear
  • A summary of questions still pending public review — and why they matter for the path ahead
These are not new concerns. They echo what community members raised in 2018 — including a petition signed by over 800 residents calling for public input before any deal moved forward.

By working to clarify the record now — not to assign blame, but to demystify any misconceptions — we have a chance to protect public trust, reduce legal and financial risks that could delay this project further, and ensure that what happens next is built on a strong foundation.

📨 Please reach out to the Board of Supervisors and/or Strong North Tahoe to share why you might also see a “Cause for Pause, Call to Reset” — and what kind of future you imagine for Kings Beach.
