On February 12, the North Tahoe Regional Advisory Council (NTRAC) reviewed the latest version of the 39° North / Kings Beach Town Center project.
|
This was an informational working session — not a vote.
|
Placer County staff presented updates. NTRAC members asked technical questions. Community members spoke about how this proposal could reshape Kings Beach.
|
- A 445-foot building length where 250 feet is the Town Center standard — requiring a formal variance
- 64 “achievable” workforce housing units and whether they align with local wages and family needs
- 38 condo-hotel units and their impact on visitor concentration in the Town Center
- Commercial space and a proposed ballroom across from the North Tahoe Event Center
- Relocation of the 22 Salmon Avenue public parking spaces
- Infrastructure capacity, snow storage, and utility system questions
- Evacuation load and regional wildfire safety
- Whether the project proceeds under TBAP Conformity or a new circulated Draft EIR/EIS
No final decisions were made.

February 24 Is the Next Formal Step
|
The Tahoe Basin Design Review Committee will begin evaluating whether the project meets required Town Center design standards — including the variance findings tied to scale and compatibility.
|
Public comment is allowed (typically three minutes per speaker).
|
If scale, housing alignment, parking access, visitor intensity, infrastructure capacity, evacuation load, or environmental review matter to you — this is the next opportunity to speak to the standards that will shape the outcome.
