Tomorrow the North Tahoe Regional Advisory Council will receive an update on the 39° North / Kings Beach Town Center project.

It may look like a design presentation. But this meeting occurs just weeks before the project approaches its next contractual milestone.

What to Listen For — and Ask
- Project Version: Which version of the project is being reviewed? What is the stable project description — including unit counts, parking totals, heights, and square footage — that will control approvals?
- Environmental Path: What CEQA pathway is formally in use? Is the County moving toward a full Draft EIR/EIS with public comment, or relying on a TBAP Conformity Review and CEQA Addendum process without public comment?
- What Is Secured: Which elements are legally binding versus still conceptual? Are the 22 public parking spaces, 64 achievable housing units, and other community features secured through enforceable instruments?
- Alignment & Timeline: Are County and TRPA aligned on next steps? Is the environmental review, Planning Commission, and TRPA timeline clearly defined and consistently described?
- March 31, 2026 Milestone: What specifically must be delivered by March 31, 2026, and how will the County determine that the contractual requirement has been met?
Why These Signal Matter
In just weeks, multiple agreements, land commitments, milestone obligations, and environmental review steps converge toward March 31, 2026 — the contractual deadline to submit a Draft EIR/EIS under the Fourth Amendment. That date serves as a checkpoint to confirm readiness before the next phase proceeds.
