39° North returns to the Tahoe Basin Design Review Committee on Tuesday, September 22 at 4 p.m. at the North Tahoe Event Center — this time as an Action Item.

New plans are now posted, with revisions responding to the committee’s February review.
|
What changed since February
- Townhomes: still 38, but now proposed at three stories rather than the earlier three- or four-story options.
- Achievable housing: reduced from 64 units to 51, with a new unit mix and 62 parking spaces.
- Public spaces: much more detail is now shown for pedestrian connections, landscaping, the pocket park and other outdoor spaces.
- Hotel design: still 132 rooms, four stories and 56 feet, but with more façade breaks, balconies, material changes and other efforts to make the long building read as smaller pieces.
What hasn’t changed
Placer currently identifies hotel building length as the one variance being requested for the project under the applicable Tahoe Basin Area Plan standards. In plain English, a variance is a request for an exception to a rule.

For this proposal, County materials list the hotel at approximately 445 feet long, compared with a 250-foot maximum building length.

Building length was also a significant part of the Design Review Committee’s discussion in February. One committee member said they could understand why the parking podium below might need to be long, but questioned why the hotel above could not be broken into smaller components.

Now the project is back with a more developed design — but the building-length exception remains.
|
And that story goes back further than February. Before today’s variance request, changing the Town Center rules themselves was part of the discussion. Broader building height and length increases were proposed and later removed; 39° North-specific amendment requests and substantial redesigns followed as the project evolved.
|
I’m tracing that path — from changing the rules, to changing the project, to seeking an exception from the rule that remained — and how hotel length became the issue that carried through those changes. I’ll share more soon.
